EDUCATION / EXPERIENCE / LICENSES

  • High School Diploma of GED Equivalent
  • Graduate of apprentice program or trade school
  • 5+ years of related work experience in operating Commercial Building HVAC Mechanical, Electrical, Plumbing and Fire Life Safety Systems
  • May be required to have certification as a Universal Technician for CFCs depending on market licensure requirements
  • Possess and maintain a valid driver’s license and good driving record

OTHER SKILLS and ABILITIES

Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Intermediate skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions. May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties

 

JOB DESCRIPTION

    1. Operate, monitor, and maintain in good working order and condition, the heating, ventilation, air conditioning, plumbing and electrical systems, and all other equipment related to the mechanical and electrical plant of the building.
    2. Operate, test, manage and maintain all property systems and equipment.
    3. Engage outside contractors when required and purchase replacement parts and equipment.
    4. Prepare, maintain, and regularly review logs for service, repair, operation, and complaints related to the equipment. Make recommendations on the proper care, procedure, and methods of operating the equipment in a safe and efficient manner.
    5. Develop and maintain in operation, a program for preventive maintenance of the mechanical/electrical equipment and critical site systems. Maintain equipment according to the recommendations of the equipment manufacturer and is responsible to communicate with the systems/equipment manufacturers to obtain necessary data and literature for development of written preventative maintenance procedures, operating instructions, schedules, etc.
    6. Establish and maintain a maintenance library consisting of manufacturer manuals, maintenance manuals, operating logs, as-built drawings, and similar compilations of information pertaining to the equipment and Project systems.
    7. Establish an inventory control program and manage the replacement parts, supplies, tools, and equipment.
    8. Comply with The Federal Occupational Safety and Health Act and all other applicable government rules and regulations. Material Safety Data Sheet (“MSDS”) shall be kept and maintained. Engineer shall comply with all safety practices and procedures.
    9. The Engineer shall recommend, propose, and implement, operational mode changes whenever feasible to affect maximum conservation of energy and “green” products, as well as implement the Demand Response load shedding program as tests and events are called.
    10. Maintain in neat, clean, and painted condition all areas containing building systems and equipment.
    11. Oversee any special maintenance, repairs or other work to the systems and equipment performed by others.
    12. Develop, implement, maintain and manage an ongoing comprehensive preventive maintenance program for all building systems and equipment.
    13. Monitor and evaluate the energy consumption of the Property and shall recommend additions, replacements, enhancements or modifications to existing equipment or systems in order to maximize energy efficiency.
    14. Assist in annual operating and capital improvement budget preparation by providing projected costs of repairs, maintenance, equipment, supplies and materials necessary to maintain proper and efficient operation of building systems and equipment.
    15. Maintain a daily log of activates and operations. Keep records of equipment documents, preventive maintenance, major repairs, energy management and projects. Maintain records regarding any regulated programs such as asbestos maintenance, indoor air quality and refrigerant management.
    16. Perform or oversee any testing, inspection, registration or certification for the building equipment or systems.
    1. Assist in maintaining Building quality standards of construction and materials. Review drawings prior to construction or remodeling projects and shall inspect construction work at its various stages until project completion.
    2. Make monthly written reports to Manager. Perform an annual audit of the engineering operation and provide a written report of findings and recommendations.
