Maintenance Technician

Position Summary:

The Maintenance Technician is responsible for ensuring the safe, efficient, and functional operation of building systems and equipment. This role supports the facilities management team by performing routine maintenance, responding to work orders, conducting inspections, managing inventory, and overseeing outsourced preventive maintenance services. The technician is also responsible for providing timely corrective actions on any issues that arise, assisting with various facilities tasks, and maintaining clear communication with the facilities staff and other personnel across the organization.

Essential Functions:

  • BMS Alarm Monitoring: Review Building Management System (BMS) alarms and take corrective actions as necessary to ensure facility systems are operating properly.
  • Email and Request Management: Regularly check email for any issues, maintenance requests, or concerns and respond in a timely manner.
  • Critical Space Inspections: Perform daily tours of key areas (e.g., MDF/IDF rooms, electrical rooms, boiler room, kitchen/equipment, generator, etc.) to check for alarms, fluid leaks, or any equipment malfunctions.
  • Work Order Management: Review open work orders from the Jira Service Request system, prioritize tasks, and complete requested work in accordance with deadlines.
  • Daily Check-ins: Meet with facilities staff each morning to communicate any issues, alarms, or irregularities observed during the inspections.
  • Inventory Management: Conduct weekly inventories of key materials (e.g., air/water filters, plumbing parts, janitorial supplies) and coordinate orders with the supervisor when necessary.
  • Facilities Maintenance: Carry out repairs and maintenance as directed by work orders, verbal requests, or from supervisor's assignments.
  • Scheduled Inspections: Complete regular building and grounds inspections, identifying deficiencies and taking corrective action as needed.
  • Outsourced Maintenance Oversight: Monitor and coordinate outsourced maintenance services for HVAC, electrical, UPS, generator, janitorial, life safety systems, and plumbing.
  • Support for Moves and Set-ups: Assist with company moves and room set-ups for meetings and events as needed.
  • Cross-Training and Flexibility: Be cross-trained to support the mailroom and security access control and video surveillance systems .
  • Attendance Tracking: Track employee attendance and manage cleaning schedules for multiple facilities.

Job Specifications & Role Based Competencies - Knowledge, Skill and Abilities:

Education: High school/vocational school diploma or equivalent experience.  Strong hands-on skills and ability to perform small carpentry, electric, plumbing and paint projects and repairs.

Experience: 3-5 years of experience in facilities maintenance, building systems, or related technical roles. Experience with work order systems and building management systems (BMS) is a plus.

  • Communication Skills: Clear verbal and written communication skills for documenting issues, reporting to management, and coordinating with other departments. Capable of communicating maintenance needs and status updates effectively.
  • Time Management: Ability to manage a varied workload, completing urgent tasks while keeping track of long-term maintenance schedules and project timelines.
  • Team Collaboration: Works collaboratively with facilities staff, external contractors, and other departments to ensure smooth operations and timely resolution of issues.
  • Adaptability: Flexible to shifting priorities and able to manage unexpected issues or events that may impact the regular schedule.
  • Safety and Compliance: Knowledge of health, safety, and environmental regulations related to building maintenance and safety systems. Ability to perform work safely and follow established protocols for hazardous situations.
  • Customer Service: Demonstrates a service-oriented approach when responding to requests from colleagues, addressing concerns promptly, and ensuring high standards of facility conditions.

Working Relationships: Reports directly to the Facilities Manager. Collaborates with other members of the facilities and maintenance team. Works closely with vendors and outsourced service providers for preventive maintenance tasks. Interacts with employees across departments to address work orders, maintenance issues, and requests.

Additional Requirements: Ability to lift and move heavy equipment (up to 50 pounds). Occasional overtime or weekend work may be required based on urgent facility needs or scheduled maintenance. Must be available for on-call support as needed. Willingness to work in various weather conditions and environmental settings.
